How do you know it’s Friday? Because I’m bringing you another Friday Flip. These flippers transformed this house by making many smart decisions. These flippers may be my most favorite flippers to date. Hence forth I will call them #crazyawesomeflippers.
Here are the specs:
Neighborhood: this house is in an up and coming neighborhood (aka transitional) that is adjacent to a very nice neighborhood. The city is putting a lot of money into this neighborhood so eventually it will become a highly desirable area. Today however it still has a lot of rough areas. There is a lot of property crime in this neighborhood and also in the adjacent nicer neighborhood with the occasional robbery and residential burglary sprees. Yikes.
I think the buyers of this home will be a young, hipster, child-less couple looking for their first home and will eagerly embrace the transitional-vibe of the neighborhood.

#crazyawesomeflippers made very few changes to the front of this house but those small changes really transformed it. The front yard and rock retaining wall were cleaned up and the trim on the house was painted. The only big change made was to the fencing, which gives this house a more modern feel. I think this will appeal to the hipsters who will likely buy this house. The backyard on this house is quite small and with a privacy fence the front yard could be used as additional outdoor living space. Looks like the new owners have a project ahead of them. I see vertical fencing in the future of this house.

Next up living room and entry:
Obviously the biggest change here was the removal of the paneling. #crazyawesomeflippers also made a few more subtle changes: new front door, flooring and window. The one thing that breaks my heart is that #crazyawesomeflippers removed the coved ceiling (see before picture above). This is such a nice original detail. I suspect they did it in order to put in the recessed lighting but I think the eventual buyers of this home would have loved the coved ceiling more than the recessed lighting. So #crazyawesomeflippers could have saved themselves some money there. I trust they had their reasons.
From the entry you can go left to the living room or right into the dinning room. Check out what the dinning room looked like before.

Again, #crazyawesomeflippers put in new windows and removed paneling. I’m going to go out on a limb here and say that the potential buyers may have appreciated the paneling as a kitschy feature but I get that would have been too big of a gamble. I do however think painting the paneling could have been appealing to the millions of Joanna Gaines fans out there…(Don’t know who Joanna Gaines is?! Go HERE immediately.)
One final observation about the dinning room is that they kept the cove ceiling here. Yay! But removed the built in the far left corner. I think they did that in order to make the kitchen more symmetrical. I’m not sure I approve. What do you think?
Speaking of kitchen…
It took me forever to figure out where #crazyawesomeflippers added the 2nd bathroom because this house is tini-tiny. And then it struck me. They took part of the eat in area and made it the master bathroom. And this, my friends, is why these are the #crazyawesomeflippers. I’m curious to know what that area off the kitchen is now — pantry, laundry, etc? I do know it leads to the backyard. So curious!?@#
Before we head to the backyard lets look at the bedrooms. First stop, the soon to be master on suite.
I can’t tell you how much value #crazyawesomeflippers added to this house by adding the on-suite. Most homes in this area do not have two bathroom much less on suites. (The staging in this room kills me a little but I’ll forgive them because…you guessed it…they’re #crazyawesomeflippers.)
Here is the second bedroom.
When the little person occupying this bedroom wants to use the bathroom, he or she will now get to use a pretty fantastic one.
Final stop is the backyard.
I love that really only 3 things were changed out here and those changes aren’t even that great. Yet, the after looks so much better. Again, #crazyawesomeflippers making smart decisions. I am completely incapable of imagining outdoor spaces. So I love that by making just a few changes the space looks and feels so different. If it were me, I’d have thrown down sod all over the place and called it a day. #novisionandgoingoverbudget.
