Hello again! Today, I’m bringing you a special house. I think it’s so special that you’ll forgive my departure from the usual FFF format. I’m also going to skip the usual teaser language here and just get to the house because anything I say will pale in comparison to this house. So…without further ado…
This property was designed by the architectural firm, Baran Studio. Before this house, I’d never heard of them but they are prominently featured in the MLS listing description. I went to their website and they have a lot of their past projects up for view. This firm is big league and I’d urge you to check out their portfolio.
This house was listed for sale on January 4, 2017 for $799,000, and has 3 bedrooms and 2.5 bathrooms.
From what I can tell this house was built from the ground up. There is no property history on this house listed in the MLS and it sits behind two houses. Here’s a bird’s-eye view of the lot so you can get a better idea. (Does the shape of the lot remind you of anything?)
(Yeah, me either…) As you can see from the picture above the house sits behind the two houses that are on the street. Those houses were bought in 2012 and flipped in 2014 and those houses were really well done.
There are two funky things about this property: (1) the only outdoor space is in the front yard; and (2) you have to walk that long path from the street through the two houses in order to get to this house, which means there isn’t any off-street parking and it’s a schlep to get to your house. Below is a view of that path but I don’t think the photo was taken from the street or if it was a little zoom-action was used.
Those are the only two criticisms I have about this house, which isn’t really anything the flippers could have changed. I suspect they made a killing on this lot given they took 2 properties and created a 3rd.
The neighborhood isn’t ideal and these three houses are by far the nicest thing in a few block radius. But, it is close to the City (though not by public transit), shopping and a casino…I’m sure the latter is not a selling feature since it’s pretty sketchy in and around the casino. This house is spectacular enough to overcome all of these short comings, which I think is the smartest things these flippers did.
In going through the pictures you’ll notice that I didn’t make any comments on the pictures themselves. Frankly, this house is so good I couldn’t bring myself to sully the images by writing over them. The few comments I have will be in the captions.
