Hey Guys! Me again. I’m feeling a little overwhelmed by my new found fame and I thought I should do what every celebrity does in these situation (besides checking into the “hospital” for “exhaustion”)… go back to my roots. And my roots are bringing you flips. But because I party with celebrities now, I’m BUI so please bear with me.
Okay, enough with my brag-o-licious talk. Nevil is actually a very humbling FFF. You know how I always talk about how much I love W.A.L.L.S and how I’d keep original details other flippers rip out. Well, Nevil was redone almost exactly how I think I’d do a flip. The problem is that this house took forever to go pending and they eventually had to drop the price to what they bought the house for. So, I’m feeling like maybe I don’t know what I’m talking about.
Thankfully I’m BUI so I’m pretty insulated from the crippling insecurity this realization would otherwise cause me. Who says drinking doesn’t help?
As I mentioned there were several price drops before the house finally went pending on Oct. 2. This house took almost 3 months to go pending, which around here is about 6 times longer than average. It could have something to do with the neighborhood but I’m still shocked.
Nevil is in a neighborhood I’ve been watching for a bit. It’s predominately residential and has a lot of cute bungalows. I think this would be a great first-time buyer neighborhood as it’s close enough to the City for working but it’s on the less expensive side of The 580. The neighborhood is made up of largely working class families. Unfortunately, in the Bay Area working class families struggle. So this neighborhood can be a little rough in parts.
How’d they do?
You’d think that because these flippers made virtually the same choices I did I’d have heart eyes across the board. But it’s the staging that kills it. Plus, they painted the original trim and I don’t like the paint color they chose for the walls.

The one thing I would have done differently back here was to jumbo-size the deck. The yard is huge and since this house is so small, making the backyard more functional would make this house feel bigger.
Alright, there you go. I’m off to lick my wounds and figure out how this flip went wrong. At this point, I’m blaming the lack luster staging but I’m grasping at straws. #headhunglow
